Construction Management Services - Downstate New York - Term Contract

The Construction Manager (CM) shall act as an adviser to OGS D&C during the design phase of various projects, and as the partner of OGS D&C in a collaborative relationship with OGS D&C staff during the construction phase to organize and direct the timely completion of the project(s) at various locations in Downstate New York. Services will include, but not be limited to Design/Constructability Review, Field Check, Cost Projections and Review, Value Engineering, Bid Package Review, CPM Scheduling, Claims Analysis and Construction Management Services including project safety inspections and administrative duties.  The CM will provide staffing on various projects and assist D&C personnel in organizing and directing the completion of projects to achieve occupancy on or before the specified date.  All services performed under this Contract shall be categorized as either staffing‑based assignments or task‑based assignments, as further described within the Scope of Services, with each assignment type governed by its respective requirements and performance expectations. Task assignments will vary in size, scope, complexity, and stage development, ranging from small, single-trade assignments to large, multi-trade construction projects and may include projects in the design, bidding, or construction phase. The CM will be responsible for providing the necessary staffing and management to successfully complete both preconstruction and construction phase services on task-based assignments. A Project Labor Agreement (PLA) may be contemplated for individual projects. If determined prudent and economically viable, the selected CM will be a signatory agent of the PLA.  Failure to agree to be a signatory to the PLA will result in a non-responsive proposal.
